Design Union, Lagos Property Corporation Target 2027 For Ilupeju Gardens Phase 2 Completion

The Lagos State Development and Property Corporation, in partnership with Design Union Limited, has set the second quarter of 2027 as the delivery date for the Ilupeju Gardens Phase 2 housing project, as construction work continues to advance steadily.

The managing director/CEO of Design Union Limited, Anthony Aihie, disclosed that carcass work on several buildings is nearing completion, reflecting consistent on-site progress.

Aihie explained that the development comprises 17 residential blocks, divided into three categories to cater to varying housing needs. According to him, Type A consists of four-bedroom maisonettes spanning the first to fourth floors, with one-bedroom penthouses on selected top floors. Type B includes one- and two-bedroom apartments, while Type C features three-bedroom units.

“The mix of unit types provides options for individuals, young couples and larger families, while pricing reflects the size and layout of each unit,” he said.

He added that one of the project’s major attractions is its secure title structure, noting that the development carries a letter of allocation issued directly by LSPDC, which guarantees clarity of ownership and proper documentation for buyers and investors.

The project, located in Ilupeju, follows the successful completion of Phase 1. Aihie said the estate offers a calm residential environment within the city, making it suitable for professionals and families seeking a more relaxed lifestyle.

Highlighting construction details, he noted that Phase 2 adopts a pile foundation system, an upgrade from the raft foundation used in Phase 1, while maintaining consistent finishing standards, including long-span aluminium roofing, POP ceilings, reinforced security doors, aluminium-framed windows, and tiled floors.

On pricing, Aihie stated that two-bedroom apartments range from N160 million to N175 million, while three-bedroom units cost between N230 million and N245 million.

Four-bedroom maisonettes are priced between N270 million and N285 million, while one-bedroom penthouses range from N105 million to N115 million for the standard option and N120 million to N130 million for the enhanced variant.

 

He further disclosed that both phases will share existing infrastructure, with additional recreational facilities introduced in Phase 2, including a community hall with retail shops, a swimming pool, a children’s playground, a gym, and a spa.

Each residential block, he said, will be equipped with elevators, with facility management handled by residents in collaboration with professional managers.

 

Aihie also outlined key infrastructure within the estate, including paved roads, covered drainage systems, perimeter fencing, controlled access gates, street lighting supported by CCTV surveillance, and a dedicated public power line with backup generators. A water treatment plant and fire safety systems have also been incorporated to meet regulatory standards.

 

He added that adequate parking has been provided, with two spaces allocated to four-bedroom units and one space for other apartments, alongside designated visitors’ parking and staff quarters.

 

“With steady progress on site and infrastructural oversight from LSPDC, Ilupeju Gardens Phase 2 presents a well-managed residential development for buyers seeking a secure and serviced home within Ilupeju,” Aihie said.
