For owners willing to plan carefully, manage actively and stay informed, unused apartments can be transformed from dormant spaces into steady sources of income in a fast-evolving property market.

The appeal of Airbnb-style rentals lies in flexibility. Unlike traditional leasing, which often ties an owner down to a one or two-year agreement, short-term rentals allow property owners to earn income while retaining control of their apartments.

In major cities such as Lagos and Abuja, demand is driven by business travellers, returning diaspora Nigerians, expatriates, tourists and even locals seeking short stays for events or temporary relocation. This steady flow has turned spare apartments into income-generating assets.

Before listing an apartment, owners must assess location and market demand. Areas close to business districts, airports, event centres and major road networks tend to perform better. In Lagos, neighbourhoods such as Lekki, Victoria Island, Ikoyi and Ikeja remain popular, while parts of Abuja like Maitama, Wuse and Gwarinpa attract consistent bookings.

However, demand is gradually spreading to emerging locations with improved infrastructure and security, offering opportunities for early movers.

Beyond location, the condition of the apartment is critical. Guests expect cleanliness, comfort and basic amenities.

Operating an Airbnb also comes with responsibilities that are often underestimated. Guests expect hotel-like responsiveness, from check-in arrangements to handling complaints. For owners who do not live nearby or have demanding schedules, property management services offer a solution.

These firms handle bookings, cleaning, guest communication and maintenance for a percentage of revenue. While this reduces net income, it also turns the investment into a more passive one.

However, community considerations cannot be ignored. Some estates and apartment complexes restrict short-term rentals due to security and privacy concerns. Owners must review tenancy agreements and estate rules before listing their properties.

Financial planning is essential to determine whether Airbnb investing makes sense.

While returns can exceed those of traditional renting, income is not guaranteed every month. Periods of low occupancy must be anticipated. Owners should budget for ongoing expenses such as cleaning, utilities, internet subscriptions, repairs and platform service fees. Separating Airbnb income from personal spending through a dedicated account improves transparency and decision-making.

 

Risk management is another important aspect. Short-term rentals expose properties to higher wear and tear and occasional damage. Clear house rules, security deposits and proper screening of guests reduce these risks. Insurance cover tailored to short-term rentals is also gaining traction, offering protection against losses that could otherwise wipe out profits.

 

For many Nigerians, Airbnb investing is less about speculation and more about optimisation. It allows property owners to respond to changing economic realities by diversifying income streams. An apartment that once sat empty can now support school fees, loan repayments or reinvestment into other assets.
