Coastal Highway Opens New Real Estate Investment Frontiers In Lagos

The development of the Lagos-Calabar Coastal Highway is opening up new real estate investment opportunities along the Victoria Island waterfront, with property developers increasingly targeting premium residential and mixed-use projects across the coastal corridor.

The stretch, extending from Ahmadu Bello Way through Eko Atlantic City and Oniru to the Bluewater Okunde axis, is attracting growing interest from developers, corporate organisations and multinational investors seeking to capitalise on improved connectivity, oceanfront locations and emerging high-end property developments.

Palton Morgan Holdings, a real estate development firm, described the coastal stretch as an emerging investment corridor, arguing that the combination of land reclamation, major infrastructure and a cluster of upscale developments is extending Victoria Island’s traditional commercial and residential boundaries.

In a reference brief issued in September 2026 by its Group Marketing and Communications Department, the company described the emerging coastal district as “The New Victoria Island”, presenting it not as a replacement for the established business district but as its extension towards the Atlantic waterfront.

“The coastal Victoria Island stretch is not a single project or a single developer’s story — it is a corridor-wide shift,” the brief stated, pointing to the concentration of high-end developments taking shape across different locations along the coastline.

The company attributed the changing investment outlook partly to the Lagos-Calabar Coastal Highway, a major infrastructure project expected to improve access along the coastal axis and strengthen the appeal of adjoining properties.

The first phase of the highway is a 47.47-kilometre dual carriageway with provision for a central rail track. It begins at Ahmadu Bello Way in Victoria Island and runs through the Eko Atlantic area towards Lekki.

The brief also traced the corridor’s development to earlier land reclamation efforts at Eko Atlantic City, developed by South Energyx Nigeria Limited, a subsidiary of the Chagoury Group. The project reclaimed approximately 1,000 hectares of land from the Atlantic Ocean following erosion threats to Bar Beach and Ahmadu Bello Way in the early 2000s.

Speaking during a project inspection tour organised by Palton Morgan Holdings for stakeholders and journalists at the company’s Lagos headquarters, its Chief Marketing Officer, Ikechukwu Ugwu, said the coastal highway was creating opportunities for developers to expand premium real estate offerings.

Ugwu said the company was positioning itself to play a leading role in the emerging coastal market through luxury residential developments and mixed-use projects.

He added that improved road access could attract more investors to the area, while the combination of ocean frontage and the concentration of new developments was strengthening interest in the corridor.

However, the scale of the opportunities will depend partly on how infrastructure development translates into sustained demand, property values and actual returns for investors.

Highlighting the price range of properties within the emerging market, Ugwu said two-bedroom apartments at Paramount Twin Towers were being marketed for N858 million per unit, while penthouses were priced at N8.4 billion.

The company cautioned that such figures reflected specific properties and market conditions and should not be interpreted as guaranteed returns on investment, noting that real estate investment carries risks.

The brief also cited Keji Giwa of Digital Landlords/Giwa Gardens, who said early positioning in off-plan developments along the Lagos coastline had historically offered opportunities for investors to benefit from appreciation as infrastructure and transport links improved.

Palton Morgan’s flagship development along the corridor is Paramount Twin Towers, a 13-storey luxury residential project comprising twin towers on the Oniru Waterfront, within the Victoria Island Extension.

The company said piling work on the development was undertaken by Trevi Foundations.

Beyond its own project, the firm pointed to several developments as evidence of the wider expansion of premium real estate along the coastal belt.

They include Azuri Towers, Eko Pearl Towers and Pan Atlantis in Eko Atlantic; The Carnelian along the coastal highway corridor; Nautica Rise by Cruxstone in Oniru; Harbor Point at Wilmot Point Close, Victoria Island; Landmark Village on the Atlantic beachfront; and The Autograph on Banana Island Road, Ikoyi.

According to the company, the concentration of developments by different investors suggests that the transformation extends beyond the activities of any single developer.

“Delivery, not just announcement, is the proof,” the brief stated, arguing that the emergence of multiple high-grade projects provides a broader indication of market activity than the announcement of individual developments.

Nevertheless, the coastal transformation also comes with competing interests. Palton Morgan acknowledged that infrastructure construction had affected existing beachfront businesses, including Landmark Beach, through the highway’s right-of-way.

The development highlights the wider implications of infrastructure-led urban expansion, which can create new investment opportunities while disrupting existing businesses and activities along affected routes.

As construction and property development continue along the Lagos coastline, the corridor’s long-term investment appeal will depend not only on the completion of infrastructure and delivery of announced projects but also on market demand, accessibility, planning certainty and the ability of investors to manage the risks associated with high-value property assets.
