Amani Abuja has broken ground on a new residential development in Abuja’s Kabusa-Sheretti corridor, with its promoters targeting part of Nigeria’s estimated 15 million-unit housing deficit through increased private-sector housing supply.
The groundbreaking ceremony, held over the weekend, marked the formal commencement of the 15-hectare project being jointly developed by Cynosure Realty Ltd, Omec Properties and Kopitar Limited.
The development comprises three communities: Amani Euphoria, Amani Grove and Amani Envoy. Each partner is contributing five hectares to the development.
Chief executive officer of Kopitar Ltd, Anderson Idoko, said the scale of Nigeria’s housing shortage required sustained investment and closer cooperation among government, developers, financial institutions and investors.
Idoko noted that the private sector could help narrow the gap by deploying capital, expertise and experience to increase housing supply.
According to him, Amani Abuja was conceived against the backdrop of the housing challenge, combining residential units with infrastructure and community facilities.”
“Every great development begins first as a vision, and then as a commitment to turn that into a reality. Today, we begin the second part of that journey,” he said.
Outlining the project, Idoko disclosed that it would feature internal roads, drainage systems, electricity, perimeter fencing, and 24-hour CCTV surveillance, as well as recreational facilities, including a swimming pool, boardwalk, and games areas.
He stressed that developers also needed to remain mindful of the financial burden on prospective homeowners and maintain accountability, sustainability, and value creation throughout project execution.”
“This is not simply about putting buildings on a piece of land. We want to create a community where people can live and build their future with confidence,” Idoko added.
Chief executive officer of Cynosure Realty, Michael Okuboye, said the partnership was formed to combine the resources, expertise and experience of the three companies.”
“Today is not just another project launch. Today is the formal beginning of something we have carefully designed to stand out in a very competitive market,” Okuboye said.
He noted that the collaboration reflected the importance of partnerships in Abuja’s competitive property market, adding that preliminary work had already commenced, including the near-completion of the gatehouse.
According to him, a legal search conducted on the property also returned clean findings.”
“These are not promises. These are completed steps,” he added.
Okuboye said the development will offer a mix of housing types, ranging from 150-square-metre three-bedroom terrace duplexes to 600-square-metre standalone homes, alongside four-bedroom terraces, semi-detached houses and one-, two- and three-bedroom apartments.
Managing director of Omec Properties, Michael Ofiwe, said the mix of housing and supporting facilities was central to the project’s design.
Ofiwe explained that the master plan includes green spaces, recreational facilities and commercial areas. In contrast, its location in Chika, within Phase Four of the Federal Capital City master plan, places it in an expanding part of Abuja.”
“Amani means peace, and peace is critical for homes, real estate, development and progress,” he said.
He added that the development would cater to residents and investors, including Nigerians in the diaspora, to create a community rather than simply a collection of housing units.”
“We are not only accommodating investors who may not live here; we are also intentional about building a community for those who intend to live here with their families,” Ofiwe said.
He further stated that the groundbreaking marks the formal commencement of the project, which would add to Abuja’s housing stock and contribute to efforts to narrow Nigeria’s housing deficit.
