An Abuja-based real estate firm, Sylvastar Residences, has unveiled an innovative property acquisition model, Land by Barter, designed to enable Nigerians to acquire land without the immediate need for cash.

The initiative, officially branded as the Sylvastar Asset-to-Land Exchange (SALE), allows individuals and businesses to exchange assets such as vehicles, electronics, generators, debt instruments and other properties for appreciating real estate assets.

Speaking on the launch, Dr Seth Sylvester, Group Managing Director of Sylvastar Group and Chancellor of Sylvastar Academy, said the model was introduced to deepen participation in Nigeria’s real estate sector and unlock what he described as the country’s “dead capital.”

“Land by Barter gives people the opportunity to exchange their existing assets—vehicles, electronics, generators, debt capital and other properties—for appreciating real estate assets,” Dr Sylvester said. “With this innovation, cash is no longer a barrier to owning real estate.”

He emphasised that the scheme is neither informal nor speculative, noting that all transactions are conducted under strict professional standards.

“Every asset exchange under the Land by Barter scheme is backed by professional valuation, formal legal agreements and a structured approval process,” he explained. “Assets are properly valued, and the entire transaction is transparent, secure and professionally managed.”

According to the company, the initiative is aimed at dispelling misconceptions around asset-based transactions while providing a credible and efficient alternative route to real estate investment.

“Our goal is to awaken Nigeria’s dead capital market and expand access to real estate ownership,” Dr Sylvester added. “This is a structured and credible system designed to inspire confidence and deliver long-term value.”

Sylvastar Residences has invited interested individuals and businesses to explore the scheme, describing it as a flexible and secure solution for investors seeking alternative pathways into property ownership.
