Firm Advises Real Estate Investors To Prioritise Land Title Documents

A real estate development firm, Dream Makers Real Estate, has urged private investors and property owners in Lagos State to secure land title documents on properties, land allocation and prime investment at the Lagos State Lands registry and ministry of Lands and Survey.

The firm, who stated this, buttressed the need for property owners to verify title documents on land allocation before transacting on any land allocated for development, adding that this would ensure that they identify genuine properties in Lagos.

The real estate firm noted that a transaction handled by the right real estate firm can yield you tons of fortune, while a transaction done by the wrong hands can lead to a loss of fortune.

Speaking recently at Dream Makers land allocation outing in Epe area in Lagos, the managing director of Dream Makers Property, Ejieh Paradise, emphasised the importance of due diligence when investing in real estate investments and outlined effective ways to verify the genuineness of land property in Lagos.

Ejieh advised property buyers to scrutinise title documents of property including the Certificate of Occupancy, Deed of Assignment, Survey Plan, while ensuring that these documents are authentic and legally binding by verifying them with the Lagos State Land Registry or Ministry of Lands.

The real estate firm also stressed the need to conduct a comprehensive land search at the Lagos State Land Registry to confirm the property’s ownership status and history, adding that, this would sought the need to engage the services of a qualified lawyer or real estate professional to assist with the search process and interpret the results accurately.

Speaking on Physical Inspection and Survey: ” Ejieh said, “we conduct a thorough physical inspection to verify the boundaries, landmarks, and physical features of the land to ensure they align with the descriptions in the title documents and survey plan. We hire a professional surveyor to conduct a survey and confirm the property’s dimensions and boundaries,” Ejieh added

Additionally, the Epe Club Estate, where the investors’ land allocation activities were taking place, he said, is currently developed by DreamMakers Real Estate, as it stands out as a genuine and prime investment opportunity in Lagos.
